How Georgia property tax works here
- Property is taxed on 40 percent of its fair market value, and one mill is $1 of tax for each $1,000 of assessed value.
- For 2025 the Department of Revenue lists 9.494 county mills inside a city and 7.939 outside, 13.716 for schools, 3.701 for the City of Dahlonega and 0 for the state, plus two small unincorporated special-district levies.
- Added up, that is 26.911 mills inside the city and 21.655 outside before the special districts (our sums of the state’s figures).
Exemptions
The standard homestead exemption takes $2,000 off the assessed value for county and school taxes; you must own and live in the home on January 1 and apply by April 1, and Lumpkin County accepts mailed forms postmarked by April 1. Owners 65 or older on January 1 can apply for the county’s senior exemptions: $60,000 off for county and city taxes and $120,000 off for school taxes; the Assessors decide eligibility.
The floating homestead (HB 581)
The Dahlonega Nugget reported that the county commission voted not to opt out of Georgia’s HB 581 floating homestead exemption, which limits yearly increases in a homestead’s taxable value. Ask the Assessors how it applies to your parcel.
Moving within the county
Your old home keeps its exemption for the tax year you owned it on January 1; the new home’s exemption starts the first January 1 you own and live in it, and you have to apply. The timeline planner prints those dates for your closing. Bills come from the Tax Commissioner, and Georgia’s default due date is December 20.
