There is no shortage of Dahlonega market numbers online, and they rarely agree. Here are the public figures that are neutral and dated, what each one measures, and what none of them can tell you.
The Census survey (2020-2024)
| Measure | Lumpkin County | City of Dahlonega |
|---|---|---|
| Median owner-estimated home value | $307,900 (±$16,998) | $531,100 (±$123,972) |
| Occupied homes that are owner-occupied | 76.3% | 58.8% |
| Median year a home was built | 1998 | — |
Sources: ACS 2020-2024, Lumpkin County; ACS 2020-2024, City of Dahlonega. The city figure rests on a small sample, hence its wide margin. Both are what owners say their homes are worth, averaged over five years, so they lag the market.
Who lives here
The Census Bureau estimates 36,178 people in Lumpkin County in July 2025. Dahlonega is the county seat, about 70 miles north of Atlanta, and home to the University of North Georgia’s Dahlonega campus; UNG reported 20,317 students across all its campuses in fall 2025.
What these numbers cannot tell you
- What your home would sell for this month. Only recent sales of similar homes can.
- How long homes are taking to sell now. That moves with the season; ask for the current MLS figure for your area and price range.
- Whether prices are about to rise or fall. We publish no forecasts.
